The nine apartments

Each one is a whole apartment — you don't share it with other guests. All eight apartments with full listing details record a view of the Burj Khalifa, the building pool, parking and a washing machine (the ninth, a 1-bedroom, has no amenity details on its listing yet).
If you are travelling as a couple, the 1-bedrooms are the obvious fit; two of them sleep three or four. Groups and families have two 2-bedrooms (sleeping 4 and 6) and two 3-bedrooms (sleeping 7 and 12). There's more detail on each size on the 1-bedroom, 2-bedroom and 3-bedroom pages.
What a night costs

The 1-bedroom figure combines all five apartments, so individual nights ranged from about AED 500 to AED 2,100. The 2-bedroom row is the 2-bedroom that sleeps six, and the 3-bedroom row is the 3-bedroom that sleeps twelve — the apartments we had prices for — so treat them as a guide rather than a building-wide average. Prices for December and the New Year period are not set yet — check the booking page for your dates.
How busy Burj Royale is
When we checked on 5 October 2026, about 70% of nights over the next 30 days were already booked across our nine apartments, and about 38% of nights 31–90 days out. Two apartments — one 1-bedroom and one 3-bedroom — were fully booked for the coming month. In practice that means last-minute stays are possible, but if you want a particular apartment, book it early.
